Well-planned construction or property financing is essential to making your dream of owning a home come true. The loan is provided specifically for building, buying, modernising or renovating a house or flat. It is repaid in fixed monthly instalments made up of repayment and interest.
One possible form of financing is the annuity loan: thanks to the constant instalment, you enjoy a high degree of planning certainty throughout the fixed-rate period. At first, interest makes up most of the payment; the repayment share grows month by month – so you become debt-free faster and faster.

Before a loan is granted, we assess your creditworthiness through a thorough analysis of your income and assets, as well as a SCHUFA credit report.
A solid share of own funds, typically 20 to 30 percent of the financing amount, not only improves your terms but also reduces risk. Among other things, it is used to cover the purchase costs.
Your interest rate is fixed for a defined period, usually 10 to 15 years. This protects you against rate rises; after this phase, the remaining debt is continued through follow-up financing.
The repayment rate set at the start – ideally as high as possible – largely determines how long it takes to become debt-free and how flexible you are during the term.
